Before you book
Asbestos in older sheds
Sheds built or re-roofed before 1980 can have asbestos-containing roofing, siding, or floor tiles. Don't dismantle these yourself. Mention the build year in the job description so haulers can route the scope correctly. Asbestos goes to SPSA Regional Landfill by appointment only.
Pressure-treated lumber
Pre-2003 pressure-treated wood was treated with chromated copper arsenate (CCA) and is regulated. Most HR facilities still accept it but charge differently than untreated lumber. Don't burn it.
Permits in some HR cities
Newport News, Hampton, and Norfolk require demolition permits for accessory structures over a certain size (usually 200 square feet). Check with the city before you book if your shed is on the larger end. Smaller pre-fab sheds typically don't need a permit.

- How much does shed teardown cost in Hampton Roads?

- Do I need a permit?
- Sometimes. Newport News, Hampton, and Norfolk require demolition permits for accessory structures past a certain size threshold (commonly 200 square feet). Virginia Beach, Chesapeake, Suffolk, and Portsmouth have looser rules for small backyard sheds. Call your city's building department before booking if the shed is larger than a standard tool shed.
- What about the foundation?
- Wood-floor sheds: foundation comes out with the shed at no extra cost. Gravel pads: hauler can scoop and haul for a small add-on. Concrete slabs: itemize separately. A 10x12 slab is roughly 4,000 pounds of concrete and adds disposal time.
- Can you take pressure-treated lumber to the dump?
- Yes. SPSA Regional Landfill and most HR convenience centers accept pressure-treated wood. Pre-2003 CCA-treated lumber is sometimes priced differently. Don't burn pressure-treated wood, the smoke is regulated.
- What if the shed has asbestos?
- Stop work and call the city. Asbestos abatement is regulated in Virginia and requires a licensed contractor for anything beyond very small jobs. SPSA accepts properly bagged and manifested asbestos at the Regional Landfill by appointment only. Do not dismantle a suspected asbestos shed yourself.
- Will the hauler patch the spot where the shed was?
- Cleanup yes, regrading no. Expect a clean pad with debris and nails picked up. Sodding, regrading, or fill is a landscaping job, not a hauling job. Ask the hauler if they have a landscape partner if you need follow-up work.
- Can I sell the shed for scrap or salvage instead?
- Sometimes. Newer pre-fab sheds in good shape have a Facebook Marketplace audience for $200 to $600 if you're willing to wait. Rotted or damaged sheds are almost always teardown-only. Metal sheds sometimes have scrap value, but the labor to dismantle usually exceeds it.
